DeVore Design Launches Scannable "AI Disclosure" Badge, Proposes Industry Standard for Enhanced Real Estate Listing Photos

A QR code on the photo lets any buyer pull up the original, unaltered image in a single scan.

ORLANDO, Fla., Sept. 15, 2026 /PRNewswire/ -- DeVore Design, a Central Florida real estate media and home staging company, has released AI Disclosure, a feature that marks digitally enhanced listing photos with a scannable badge linking buyers directly to the original, unedited image.

AI image tools have moved into real estate marketing faster than disclosure practices have kept up. Virtual staging, virtual twilight conversion, sky replacement, and object removal are now routine on listing photos, but a buyer scrolling a listing portal has no way to tell what was changed, or whether anything was changed at all.

How It Works

AI Disclosure is built into Virtual Vic™, DeVore Design's proprietary AI photo assistant. After applying enhancements, the agent selects a single checkbox labeled "With AI Disclosure." Virtual Vic™ then embeds a clean "Image Enhanced" badge and QR code in the corner of the photograph.

Scanning that code with any smartphone opens a page presenting the original photograph beside the enhanced version. No login, no app, and no request to the listing agent is required. The enhanced media remains ready for MLS and portal syndication.

What Counts as an Enhancement

DeVore Design has also published guidance separating routine photo corrections that require no disclosure, such as white balance, exposure, and lens distortion correction, from material alterations that should be disclosed, including virtual furniture, virtual twilight, sky replacement, and object removal.

The company publishes a third category as well: edits it will not perform at all, with or without a badge. That list includes concealing structural damage, erasing permanent infrastructure such as power lines and utility boxes, altering lot lines or adjacent surroundings, modifying fixed architectural elements, and falsifying natural light in rooms that have none.

"A disclosure badge is not a permission slip," DeVore said. "Some things shouldn't be edited at any price, and a QR code doesn't change that."

Voluntary Today

The badge is currently voluntary, applied photo by photo at the agent's discretion. DeVore Design has presented the technology to Florida MLS boards to open discussions about extending the approach across more platforms and users.

"A disclosure standard only works if it isn't one company's private badge," DeVore said. "We built the mechanism and we're using it on real listings today. We'd rather see it adopted broadly than owned narrowly."
